No offer or obligation
Nothing on this site or said on a call is an offer to buy, an appraisal, or a guarantee of price, timing, or closing. Any purchase happens only under a written contract signed by both parties. You are never obligated to sell.
How we buy
We may buy your property ourselves, or sign a purchase contract and assign it to another buyer, who may pay us a fee. Where state law requires it (for example Missouri RSMo 407.3600 for 1 to 4 unit homes), we give you a separate written wholesaler disclosure before you sign any contract, and you are encouraged to get legal advice.
Not legal, tax, or financial advice
We are a buyer, not your agent or advisor, and we do not represent you. For foreclosure, probate, tax, or title questions, talk to an attorney, CPA, or HUD-approved housing counselor. We encourage you to compare options, including listing with a real estate agent.
AI assistant
Calls may be answered by an AI assistant that collects information for a person to review. It cannot make offers or commitments.
Messaging
If you opt in, message frequency varies and message and data rates may apply. Reply STOP to cancel and HELP for help. Carriers are not liable for delayed or undelivered messages.
